Sturgis posted 19 sales at a $415,000 median price with a brisk 34 average days on market; a strong showing, and one that carries an obvious local context: the 86th Annual Sturgis Motorcycle Rally begins August 7. Rally season brings global visibility to this community every year, and 2026 is no exception.

Spearfish recorded 17 sales with a $502,000 median price and the fastest average turnover in the July data at just 28 days on market. At nearly full-ask pricing in prior months and one of the tightest absorption rates in the Northern Hills, Spearfish continues to demonstrate the strongest seller-side conditions of any tracked community.

Lead produced 6 sales at a $729,950 median price and 67 average days on market. The higher price point and longer time to contract reflect the premium and often unique nature of Lead's residential inventory, which routinely includes historic, distinctive, and investment-oriented properties.

Whitewood recorded 3 sales at an $882,633 median price with 32 average days on market a notable combination of high price point and fast absorption that speaks to buyer interest in rural and semi-rural Northern Hills properties.

Belle Fourche posted 11 sales at a $250,000 median price and 67 average days on market, remaining the most accessible entry point into Black Hills homeownership in the region.

Deadwood saw 4 sales at a $299,500 median price with 33 average days on market  fast absorption at an accessible price point, consistent with buyer interest in the historic corridor.


The 86th Annual Sturgis Motorcycle Rally and What It Means for the Black Hills Market
