Black Hills Real Estate Market Update: June 2026

June 2026 Black Hills Real Estate Market Outlook

June 2026 Black Hills Real Estate: Quick Stats

Total Properties Sold: 208 (all types)
Median Sales Price: $352,500 (down 0.71% from June 2025)
Average Days on Market: 87 days
Months of Inventory: 16.4 months (residential)
List-to-Sale Price Ratio: 97.9%

Market Conditions: Buyer's market, trending toward balance

With 16.4 months of residential inventory, the Black Hills remains a buyer's market as of June 2026 but that number is down 1.3 months of inventory from May, a meaningful directional shift that points toward a more balanced market ahead.

The June 2026 median sales price of $352,500 reflects a slight 0.71% dip from June 2025, but is holding steady compared to May 2026 indicating price stabilization rather than decline.

Regionally, homes are sitting on the market for an average of 87 days, though individual communities range significantly from 32 days in Belle Fourche to 214 days in Deadwood, depending on price point and property type.

What This Means for Sellers

The trend lines in June are working in sellers' favor. Total sales rose by 12 transactions compared to May 2026. The list-to-sale price ratio ticked up to 97.9% sellers across the Black Hills are keeping more in their pocket than last month. Inventory came down by 1.3 months, meaning the pool of competing listings is tightening.

The practical takeaway: the window between now and late summer represents a real opportunity. Valente Realty is seeing more showings on active listings, and more homeowners are reaching out about listing in July and August. That seller interest is building which means the competition among listings will increase as the summer progresses. Sellers who list now enter a market where buyers are active and inventory is still retreating from its peak.

The one caveat worth naming: the Black Hills is not a single market. A seller in Rapid City operates in very different conditions than a seller in Lead or Deadwood, where days on market are longer and buyer pools are narrower. Pricing to your specific sub-market is what separates a successful listing from one that lingers.

What This Means for Buyers

Buyers still hold the upper hand across most of the Black Hills, but the edge is narrowing. Inventory has declined two months in a row. Showings are up. And the most desirable, well-priced properties are moving quickly.

Sturgis draws more than 500,000 visitors into the Black Hills every August, and that annual surge historically brings a wave of people who discover the region and begin seriously considering relocation or investment. Buyers who want to be settled before the 86th Sturgis Motorcycle Rally arrives on August 7 need to be under contract now.

Interest rates remain in the low 6% range still the most favorable environment for buyers in several years. A 97.9% list-to-sale ratio means the dramatic discounting from earlier in the year is compressing. Buyers still have room to negotiate, but the gap is closing, and it will likely continue to close through the summer.

The bottom line for buyers: the leverage you have today is real, but it is not permanent. Markets in transition reward the prepared.

Black Hills Market Spotlight: Community-by-Community Breakdown

June's sub-market data shows a region with sharp variation from one community to the next and the details matter.

Rapid City led the region with 42 residential sales, a $364,334 median price, 53 average days on market, and a 99.84% list-to-sale ratio the tightest ratio of any sub-market tracked this month. Rapid City is effectively in balanced market territory, and well-priced homes there are selling for nearly full asking price.

Spearfish posted 23 sales at a $643,680 median price with a 99.25% list-to-sale ratio and 69 average days on market. Spearfish's premium price point reflects continued strong demand from buyers drawn to the Northern Hills lifestyle, Spearfish Canyon access, and Black Hills State University.

Belle Fourche recorded 16 sales a notable volume jump at a $275,255 median price, a 99.24% list-to-sale ratio, and just 32 average days on market. Belle Fourche is absorbing inventory faster than anywhere else tracked in June and remains the most accessible price point in the region with consistently strong buyer activity.

Sturgis saw 5 sales at a $420,000 median price and a 98.82% list-to-sale ratio with 72 average days on market. With the 86th Annual Sturgis Motorcycle Rally running August 7–16, the town's national profile will be at its annual peak within weeks an important context for anyone watching Sturgis real estate.

Deadwood posted 2 sales at a $313,000 median price with a 92.7% list-to-sale ratio and 214 average days on market, reflecting a narrower buyer pool for the properties that came to contract this month.

Lead recorded 3 sales with a $159,900 median price, an 88.88% list-to-sale ratio, and 182 average days on market data points that reflect the specific nature of inventory transacting in that corridor this month rather than a broader market trend.

America's 250th Birthday, the Sturgis Rally, and What It All Means for Black Hills Real Estate

June sits at the intersection of two of the most significant events the Black Hills in 2026, and both have real implications for this market.

The state's premier America 250 event will be the fireworks display at Mount Rushmore National Memorial on July 3 was a rare occurrence at the memorial that drew national attention to the region. Rapid City's multi-day "Real America Birthday Bash" ran July 1 through July 4, anchored at Memorial Park in Downtown Rapid City, featuring the Air Force Academy Band, a community parade, and live music headliners. Belle Fourche's Black Hills Roundup Rodeo, one of America's oldest outdoor rodeos, celebrating 107 years in 2026 draws thousands over the July 4th holiday with four days of rodeo action, a parade, carnival and two nights of fireworks. Lead's Gold Camp Jubilee, promising its biggest event ever in 2026, features live entertainment, a car show, pickleball and volleyball tournaments, and fireworks launched at dusk over the Homestake Open Cut.

Then, just five weeks after Independence Day, Sturgis transforms from a town of roughly 7,000 residents into a city of more than 500,000 for the 86th Annual Sturgis Motorcycle Rally, August 7–16. The 2026 rally carries the theme "Sturgis Salutes America," layering the event's iconic character onto the nation's 250th anniversary.

The Black Hills has never had more national eyes on it than it does this summer.

Looking Ahead

Every major market indicator in June points the same direction: the Black Hills is transitioning. Sales are rising month over month, inventory is declining, list-to-sale ratios are strengthening, and the region's highest-profile summer in memory is underway.

The combination of America 250 visibility, the 86th Annual Sturgis Motorcycle Rally, and a favorable interest rate environment creates conditions that favor both sellers who price correctly and buyers who move with preparation. Communities like Rapid City and Belle Fourche are already showing what a balanced or tightening market looks like in practice.

South Dakota's tax environment, wide open spaces, and community character continue to attract buyers from higher cost-of-living markets. The Black Hills real estate market reflects that steady underlying demand and June's numbers suggest the bottom of the inventory cycle may not be far off.
